“Can I draw my own plans for Building Regs, or do I need to pay you to do it?”
It’s the sort of question to which there is no right or wrong answer, as an architectural designer. Say yes, of course you can have a go, and there’s a possibility of losing a client, or having to pick up the pieces later on. Say no, and you leave yourself open to accusations of snobbery or deception.
It is strictly true that anyone can produce their own drawings, be they for planning or building regulations. If you have the right equipment or the right software, and a willingness to learn, it’s absolutely achievable. If you are prepared to read through the Building Regulations guidance and apply it to your project, there’s no doubt your understanding of what you’re embarking on will improve as a result.
So is it worth your while?
The real question is whether it’s worth your time to do so, and how confident you are in your ability to understand what’s required. Building Control will, of course, advise you of any information you’re missing or anything which does not comply. Whether the cost saving outweighs the potential delays and re-working of plans is another matter.
By using an experienced designer, you are paying for that individual’s knowledge. They will likely have seen many projects similar to yours, and be able to foresee issues which you may not spot until much later. It’s probable that they will use 3D modelling software such as Autodesk Revit or Sketchup, which will make the process much easier to visualise. The cost of such software, and the time of a knowledgeable professional, are what you are paying for. In the grand scheme of things, it could be considered a drop in the ocean compared to some costs you will encounter. And after all, it is quite a vital step in the process.
