If one of our designs is almost your dream home, but needs a few tweaks, we can help! Whether you want to extend it, flip it, or swap some of the rooms around, we can help you to make it yours! All of the designs on our website come from our own back catalogue, so altering the ‘base model’ to customise house plans as you wish is nice and easy.

At Houseplansdirect, we appreciate that whether you are building your own dream home, or are a developer building multiple homes, you will want to make each design unique. Engaging an architect to create your dream home from scratch can cost thousands, so why reinvent the wheel? We have a huge range of house plans which can serve as a starting point from which we can develop your perfect home. Most aspiring self-builders and developers have a wishlist of features such as the number of bedrooms required, or the maximising of a view with bifold doors or picture windows. We can take any design from our range and amend as needed to incorporate these ‘must-haves’.

Any ‘cosmetic amendments’ to our designs are included within the plan cost. These include changes such as:

• Changing external materials (ie brick finish, render, cladding, stone)
• Changing door and window positions
• Adding or omitting internal stud walls

For more complex alterations, we will provide you with a fixed price to cover the work involved before you commit to a particular design. This would include amendments along the following lines:

• Mirroring / flipping the layout
• Changing the roof style or construction
• Changing dormer windows to rooflights, and vice versa
• Adding a porch, conservatory, orangery or attached garage
